Easterly Government Properties Acquires DHS-Occupied Facility in Atlanta

Easterly Government Properties, a leading real estate investment trust focused on Class A commercial properties leased to the U.S. Government, has announced the acquisition of a facility primarily occupied by two branches of the U.S. Department of Homeland Security (DHS) in Atlanta, Georgia. The 97,969 square foot facility, known as DHS – Atlanta, is strategically located near the Hartsfield-Jackson Atlanta International Airport, providing a significant advantage for its government tenants.

The facility, which underwent an extensive renovation in 2023, is currently 93% leased and occupied by the Transportation Security Administration (TSA) and U.S. Customs and Border Protection (CBP). The leases signed by both tenants extend up to 15 years, ensuring long-term occupancy through 2038. The TSA occupies 44,075 square feet, while the CBP occupies 29,737 square feet. Additionally, a private tenant occupies 17,373 square feet within the facility.

Easterly’s acquisition value was based on the current leased square footage of the property. The DHS – Atlanta facility also has an additional 6,784 square feet available for future leasing, presenting potential opportunities for further growth.

With this recent acquisition, Easterly now owns a total of 89 properties, totaling 8.8 million square feet, either directly or through joint ventures.
